Mirador Real Estate is our Exclusive Leasing Agent. All rental transactions in New York City are conducted with a Mirador Representative. Presently, our NYC apartments are no fee.
I'd like to rent a Pan Am apartment. How can I rent a Manhattan apartment and for how long?
You may rent a PanAm apartment by working with a Mirador agent, who has complete access to our portfolio. Options are available to lease from one to two years.
We do not enter into short-term leases and we forbid less than 30 day stays and other similar-type “hotel” scenarios.
Do you have available apartments outside of Manhattan?
Yes, we have properties located in Westchester, New York and in Connecticut.
How do I lease in Westchester or Connecticut?

How can I obtain an application form?
You can obtain an application by either first speaking with a Mirador Agent or by clicking on the Mirador Real Estate logo to be taken to our available listings. Alternatively, if you know which building you would like to apply for, you may click on that property address in our building section on this site.
Will I need a guarantor to rent an apartment?
Typically, a qualified guarantor(s) is/are required when resident(s)’ qualifying income thresholds are not met.
Do you work with Insurent?
No, we do not work with Insurent. However, don’t let this discourage you, please speak with a Mirador Representative.
What is True North?
True North is our boutique brand, selectively applied to buildings and apartments portfolio-wide. Please speak with a Mirador Agent for further detail.
How and when do I receive a copy of my initial vacancy lease?
You will receive a copy of your executed lease approximately one week after your final approval.
Do you allow room dividers?
We do not allow dividers in all properties. When they are allowed, they must be a legal distance from the ceiling and walls, and there can be no doors. Speak with a Mirador agent for further detail.
Does Pan Am require renter’s insurance?
No, it is not a requirement. However, we strongly suggest that you obtain renter’s insurance.
When can I move-in? How do I schedule the move/pick-up of keys?
After you have been approved by the Corporate Office, you may contact the building super or building concierge directly to schedule the elevator and/or pick-up your building and apartment keys. Please note: You may not take occupancy of the apartment before your early occupancy date (if given) or your lease commencement date. Please speak with your Mirador agent for further guidance.
Is an insurance certificate required from my movers/self-moving?
Yes. Speak with the building super or concierge regarding entities to be named and other mandatory requirements.
How can I set-up utilities for my apartment? (Heat and hot water are included in the rent).
Please contact the specific provider directly.
What are the move-in procedures?
Procedures vary from property to property. Please contact the concierge or building superintendent after approved or when instructed by a Mirador agent. You will be required to sign building papers and confirm receipt of keys. In doorman buildings, we ask for additional contact information for our Building Link communication system.
Is there a security deposit required to lease ?
Yes, typically we require a security deposit equal to one month’s rent.
I'm presently a resident, how may I transfer within the portfolio?
Please discuss with a Mirador Agent regarding present transfer policies and options. If moving within the portfolio, we do not transfer security.
When is my rent payment due?
Rent is due on the first of each month on all PanAm apartments.
Who do I write my rent check out to?
Your monthly rent statement, which we provide to you, has this information.
Where do I send my rent check ?
Rent is sent to a PO box. Your monthly rent bill has a self-addressed envelope to return your monthly remittance. Call Tenant Accounts for assistance (212-837-4800).

What is an "additional security deposit?"
When you renew your lease, we require a check for the difference between your “old” and “new” rent so we always. have one month’s security in the bank.
Whose name is the security deposit held in ?
Security is held under the name of a LeaseHolder. If more than one LeaseHolder, while the security “belongs” to both – only one is selected to be utilized.
How is the security deposit refunded ?
When vacating at the end of your lease term and all rent is paid and no damages, security is refunded approximately 4 to 6 weeks from return of possession.
What happens if a check bounces?
If your check is returned for insufficent funds or your bank notifies you of an issue, immediately contact our Tenant Accounts Department at 212-837-4800.
Are there direct monthly payments?
Presently we do not have ACH payments or accept direct monthly payments from tenants. However, we do accept direct rent payments in the form of a check from your (leaseholder and guarantor) personal bank. You would need to provide your bank with the required rent bill information. Please do not have the bank contact us regarding this process.
Are partial rent payments accepted?
Who can I talk to about any repair or maintenance issues related to my apartment?
Please contact your superintendent or concierge. If you reside in a doorman buildiing, you may also utilize the Building Link platform.
Who do I contact with any concern or emergency regarding my building ?
Please contact your superintendent or concierge. Another alternative is to contact your Resident/Property Manager.
Can I paint my apartment a different color?
Yes. However, please be advised the apartment must be returned to it’s original condition. If two coats of paint required, you will be charged for damages.
Can I renovate my apartment? Make any upgrade ?
Can I install a dishwasher? A washer/dryer ? A microwave ? A Wall-Mounted TV ?
Sorry, no. We do not allow installation of the above; however, a counter-top microwave is permitted.
Who do I contact in regards to Window Guards ?
Please speak with your Superintendent or concierge. If at an initial lease signing, please speak with a Mirador Agent. They are not required at The Caroline or New York Plaza.
Are satellite dishes permitted ?

No, unless permitted in a separate lease rider.
Is barbecuing/grilling permitted ?
What are the rules regarding carpeting ?
Carpeting is required to be installed in 80% of your apartment. We do enforce this rule if there are repeated noise complaints. At New York Plaza further rules apply.

Is your entire portfolio smoke-free?
What is your affiliation with the New York Health And Racquet Club ?
We have partnered with the New York Health & Racquet Club to provide free basic memberships to our Leaseholders at The Caroline, Gramercy Park Lofts and New York Plaza. At our other New York City properties, our Leaseholders can enjoy half-off the basic membership fee. The discount applies to New and Renewing Leaseholders.
Do you use social media?
We enjoy our residents involvement on our Social Media platforms. We also encourage our residents engagement in our “Community Blog”.

Do you have building websites ?

Do you have building communication platforms ?
Yes. All of our Doorman Buildings have Building Link installed. Packages and maintenance requests are handled via this system. Your concierge is also enabled to be of assistance.
What is your pet policy?
Yes. We allow a cat or a small, friendly dog in all our New York properties, except at Tower67 – where we only permit a cat. Restrictions apply at all locations.
Do you have bike storage?
Some of our properties do have bike storage available. Please discuss with a Mirador agent.

Do you accept resident packages?
Yes, all of our doorman buildings accept packages. The majority of our “True North” branded properties also accept packages. Please speak with a Mirador agent.

Do you allow short-term stays ?

Typically, we send out one or two year renewal offers approximately 60 days prior to lease termination. Over 90 days, if stabilized.
May I extend my lease term for less than a year?

What rent increase should I expect ?
If stabilized, the increase in pre-determined by the Rent Guidelines Board. For non-Stabilized apartments, the increase is based on market conditions.
My co-leaseholder wants to vacate. What can I do ?

Can I sublease my apartment ?

I want to vacate before the end of my lease ? What are my options ?

How do I give notice that I am moving out at the end of my lease ? What steps do I need to take ?
Please let your super know you will be vacating and giving keys on a specific date. Also, please send back your signed non-renewal form and provide your forwarding address. Please schedule your elevator move with the building staff. No elevator weekend moves are permitted. If you are unable to reach the super to give your keys, please leave them on the kitchen counter and e-mail us legal possession via our contact section.
